Southport sits where the Cape Fear River meets the ocean, and the homes we insure from this office are spread across very different ground. There are houses in town along the river. There are the island communities: Oak Island, and Bald Head Island, which has no bridge and is reached by passenger ferry from Deep Point Marina on Ferry Road. And there are inland neighborhoods off the main roads, including St. James along Southport-Supply Road and Boiling Spring Lakes to the north.
Each of those places prices differently. The same company can be eager to write a brick ranch in Boiling Spring Lakes and unwilling to write wind on a raised home two blocks from the beach on Oak Island. That is why the first question we ask isn't the price. It's where the house sits and what the main policy actually covers.
North Carolina law draws a line at the Intracoastal Waterway. Land south and east of it, from the South Carolina line up the coast, is the "beach area." The rest of Brunswick County is "coastal area." Both are eligible for the Coastal Property Insurance Pool, but some products, like the FAIR Plan's dwelling fire policy, aren't written in the beach area at all.
The National Weather Service's own storm records for this area show why a Southport policy needs more than one piece.
Hurricane Florence, September 2018. The eye came ashore at Wrightsville Beach, then the storm stalled. A gauge at the Sunny Point military terminal north of town recorded 27.44 inches of rain, and a site near Oak Island recorded 26.98 inches. In Southport, falling trees damaged homes, businesses and churches. A homeowners policy pays for the tree through the roof. It doesn't pay for the rainwater that rises from the ground and comes in the door. That takes a flood policy.
Hurricane Isaias, August 2020. Isaias made landfall at Ocean Isle Beach, but the surge hit here too. The Weather Service reported up to three feet of surge flooding in Southport's waterfront shops, eroded bulkheads along East Bay Street, and boats pushed across the Cottage Creek marsh into the Indigo Plantation neighborhood. An EF2 tornado tracked more than eight miles from Bald Head Island to Southport that evening. Tornado damage is wind. Surge is flood. Two different policies, two different deductibles, in the same night.
Boiling Spring Lakes is still rebuilding dams damaged in Florence under a FEMA-funded project. Living next to one of the city's more than 50 lakes is lovely. It also means water risk that a flood zone map may not show.
For full-time homes in town, in St. James and in Boiling Spring Lakes. HO-5 fits newer and higher-value homes.
A separate wind policy, from a private company or the Coastal Property Insurance Pool, when the main policy excludes it. The Pool writes building coverage up to $1,000,000 on a home.
NFIP and private flood. Private flood can offer higher limits than the federal program, which matters on larger island homes.
Dwelling policies (DP-1, DP-3) for Oak Island and Bald Head Island cottages you rent out, plus loss-of-rent coverage.
For condos and townhomes where an association master policy covers the building and you cover the inside.

Your lender only requires it in a mapped high-risk zone. Florence and Isaias both caused flooding outside those zones in Brunswick County. A policy outside a high-risk zone usually costs less, and there's a 30-day wait, so it has to be in place before hurricane season.
Yes. Island homes are usually written as two or three policies: a main policy, a wind policy (often through the Coastal Property Insurance Pool) and flood. The Village participates in FEMA's Community Rating System, which can lower flood premiums. Because there's no bridge, ask us about how a company handles inspections and claims on the island.
All of Brunswick County is eligible for the Coastal Property Insurance Pool, which is the current name for the Beach Plan. Island towns like Oak Island and Bald Head Island are in the "beach area" south of the Intracoastal Waterway, where a few more Pool products are available.
Usually yes, under the wind coverage, subject to your hurricane or named storm deductible. If wind is excluded from your main policy, it's your wind policy that pays.
Statewide average base rates rose 7.5% on June 1, 2026. Your own change also depends on your territory, roof, claims, coverage limits and whether your wind coverage moved to the Pool. Call the office and we'll compare companies.
They can. Southport's updated maps are still preliminary. Look up your property at fris.nc.gov, then call us before the maps become final.
