Why homes near the coast cost more

  • A second policy for wind. Near the coast many insurers exclude wind and hail, so the home also needs a wind policy, usually from the Beach Plan. When a home has one, the totals above include it.
  • Named storm deductibles. Coastal policies often carry a percentage deductible for named storms instead of a flat dollar amount.
  • Distance from the water. Inland towns like Jacksonville ($2,277) and Leland ($2,437) pay well below beach towns.
  • Flood is separate. Flood is never part of a homeowners policy. Our New Hanover County clients who carry flood pay a typical $824 a year for it.
