Home insurance in South Brunswick

Shallotte sits on the mainland behind three island towns: Holden Beach, Ocean Isle Beach and Sunset Beach. A Shallotte home and a Holden Beach home can land in different rating territories, with different companies willing to write them and different deductibles once they do.

In town, two things help. The Shallotte Fire Department earned an ISO Class 2 rating, up from Class 4. ISO rates fire protection from 1 (best) to 10, and the Town notes that only 15 of the 1,533 departments rated in North Carolina hold a Class 2. Many insurers use that score as one factor in pricing a home. Ask us which fire district your address sits in, since a Shallotte mailing address doesn't always mean the Shallotte Fire District.

On the islands, the conversation changes to wind and water. Hurricane Isaias came ashore at Ocean Isle Beach on the night of August 3, 2020. The National Weather Service reported damaging storm surge along the south-facing Brunswick coast, including Holden Beach and Ocean Isle Beach, with dunes destroyed and significant beach erosion. That is the risk a beach house carries every season: wind on one policy, surge on another.

Fire is a Shallotte risk too

Wind and flood get the attention, but in early October 2026 the N.C. Forest Service fought the Quarry Road #2 Fire near Bricklanding Road and Old Georgetown Road in the Shallotte area. Brunswick County reported no injuries or structural damage. Homeowners policies cover fire, including wildfire, but they don't cover a home that's underinsured. If your dwelling limit is low, a total fire loss is where you find out.

What usually goes wrong for Shallotte homeowners

  1. A closing date with no wind policy. On many beach homes, the main policy excludes wind and the Pool's wind policy has to be matched to it. Buyers who start shopping a week before closing find this out late. Start when you go under contract.
  2. No flood policy outside the high-risk zone. Flooding doesn't follow the map. A 30-day wait applies to most new NFIP policies, so it can't be bought when a storm is coming.
  3. Rebuild cost based on the purchase price. A raised beach house on pilings costs more to rebuild than its price per square foot suggests. Set the dwelling limit to rebuild cost.
  4. Treating a weekly rental like a second home. Many island homes are rented out. A homeowners policy written for owner use can deny a claim when a guest is there. Use a dwelling or rental form.
  5. Assuming the Shallotte fire rating applies to every Shallotte address. It applies to the Shallotte Fire District. Homes outside it may carry a different rating.
  6. Buying across the state line with a North Carolina mindset. A home in Little River or North Myrtle Beach is insured under South Carolina rules, with a different wind pool and different coastal rating plans. We're licensed in South Carolina and write both sides.
