An Oak Island rental usually needs a dwelling or short-term rental policy for the building and your liability, wind coverage that may be on a separate Beach Plan policy, and a separate flood policy. A homeowners policy rarely fits a home rented to guests by the week.
Oak Island collects its own 5% accommodations tax and sets minimum trash and recycling carts for rental homes by bedroom count. Here is what to know before you list the home.
Dwelling or short-term rental coverage. Covers the building on a dwelling form or a policy written for nightly and weekly rentals. Many forms limit rentals to paying guests, so the use must be disclosed.
Loss of rents. Pays the bookings or rent you lose while the home cannot be rented after a covered loss.
Liability. Pays defense costs and damages if a guest is hurt on stairs, decks, a dune walkover or a pool. An umbrella adds limits on top.
Contents you provide. Furniture, linens, kitchen items, bikes and beach gear you leave for guests.
Wind and hail. Oak Island is in the Beach Plan's beach area, so wind may be on a separate policy with its own deductible.

5% accommodations tax. Oak Island levies a 5% tax on gross receipts: 3% for tourism and 2% for beach protection and renourishment. Reports and payment are due by the 20th of the following month, and if the home is listed with a rental company, that company reports and pays (Town of Oak Island).
Late filing penalties. The town says the penalty for late filing is generally 5% per month, up to 25% of the tax due (Town of Oak Island).
Refuse carts by bedroom count. Residential rental properties must have a minimum number of 90-gallon refuse carts, about one per two bedrooms, set by a table in the code (Town Code 24-63). The code defines residential rental properties as homes subject to the town accommodations tax that get twice-weekly summer collection (Town Code 24-1).
Recycling carts too. Rental properties also need a minimum number of 90-gallon recycling carts based on bedroom count (Town Code 24-42).
Nighttime noise rules start at 11 PM. The town defines nighttime as 11 PM to 7 AM for its noise rules (Town Code 14-61). Officers can order the noise stopped and can cite a second violation within 30 days without a new warning (Town Code 14-65).
Sea turtle lighting near the dune. Outdoor lighting installed or upgraded within 300 feet of the frontal dune must keep light off the beach, and light sources must not be visible from the seaward side of the dune (UDO 10.41).
Beach Plan beach area. Oak Island lies south and east of the Intracoastal Waterway, inside the beach area defined in state law for the Beach Plan (G.S. 58-45-5).
CRS Class 6 flood discount. Oak Island is a Class 6 community in FEMA's Community Rating System, which lists a 20% discount for NFIP policies in the special flood hazard area (FEMA CRS list, October 2026, FEMA CRS).
