What Shallotte businesses look like

The Town's own list of local restaurants runs to dozens of places, nearly all of them on Main Street, Shallotte Crossing Parkway, Holden Beach Road and Whiteville Road. That's the commercial heart of town: restaurants, fast food, coffee and ice cream shops, retail centers and the service businesses around them.

Next door are three island towns full of vacation homes; Holden Beach even keeps a renters' information page for its visitors. That supports a second set of local businesses: contractors who build and repair coastal homes, and the cleaners, property managers and maintenance crews that serve rentals. Some of them also take work across the South Carolina line, which brings a second set of rules.

Working both sides of the state line

A Shallotte business that sends crews into Little River or North Myrtle Beach is dealing with two states.

Workers comp thresholds differ. North Carolina requires coverage at 3 or more employees regularly employed. South Carolina's threshold is 4 or more regularly employed. Ask us to check your policy's other-states coverage before your crew works across the line.

General contractors check certificates. In North Carolina, a contractor who hires a subcontractor without getting a certificate of insurance can be held liable for that sub's injured workers, no matter how small the sub is. Expect general contractors on both sides of the line to ask you for certificates before you start.

Liquor liability is a requirement in South Carolina. If you open or expand a restaurant on the South Carolina side and sell alcohol for on-premises consumption after 5 p.m., South Carolina requires liquor liability coverage, generally $1 million, with some reductions available for qualifying risk-mitigation steps. In North Carolina, check your lease and loan documents, which may require it.

Fire, wind and water

The Shallotte Fire Department's improvement to ISO Class 2 can help commercial property pricing inside the fire district, since many insurers use the rating as one factor in pricing. The other risks are the coastal ones. Hurricane Isaias made landfall at Ocean Isle Beach in August 2020, and the Weather Service reported damaging surge along Holden Beach and Ocean Isle Beach. Commercial property policies near the coast often exclude wind, and federal flood insurance stops at $500,000 for the building and $500,000 for contents.

Wildfire is a real exposure too. In early October 2026, the N.C. Forest Service fought the Quarry Road #2 Fire near Bricklanding Road and Old Georgetown Road in the Shallotte area. Contractors and landscapers who burn debris or run equipment in dry conditions should know their liability limits.

What usually goes wrong for Shallotte businesses

  1. Workers comp bought for North Carolina, then a South Carolina job nobody mentioned. Tell us before the crew crosses the line.
  2. A restaurant's contents insured to the federal flood cap. Kitchen equipment, coolers and inventory add up past $500,000 faster than owners expect.
  3. Contractors without builders risk. A house under construction near the beach needs coverage during the build, including wind. Decide in the contract who buys it.
  4. Rental service businesses on a homeowners policy. A cleaning or property management business needs general liability, and often hired and non-owned auto for employees driving their own cars between rentals.
  5. Business vehicles insured at personal limits. Business vehicles in North Carolina need at least the 50/100/50 minimum, and a work truck hauling a trailer to job sites should carry more.
  6. Waiting until a storm to read the named storm deductible. On a $1.5 million building, a 5% deductible is $75,000.
