What makes Maryland different

The Bay. High-tide flooding along the Chesapeake is getting more common. In Annapolis, a state case study counted an average of 3.8 nuisance floods a year from 1957 to 1963, and 39.3 nuisance flood days a year from 2007 to 2013. In 2019 the General Assembly required jurisdictions with nuisance flooding to plan for it. Tidal water damage isn't covered by a homeowners policy.

Storm surge. Hurricane Isabel in 2003 flooded buildings at the Naval Academy in Annapolis, and a storm surge from Tropical Storm Ernesto in 2006 put much of downtown Annapolis under water. On the Bay and on the Atlantic side around Ocean City, a storm doesn't have to be a direct hit to push water into homes.

Consumer rules that work in your favor. Maryland caps percentage hurricane deductibles at 5% unless the Commissioner approves more, requires an annual statement explaining how a percentage deductible works, requires insurers to offer sewer and drain backup coverage at every renewal, and requires a discount for proven hurricane mitigation work such as shutters, roof-to-wall connections and reinforced roof coverings.

What usually goes wrong for Maryland homeowners

  1. No flood policy. Tidal flooding, storm surge and river flooding aren't covered by homeowners insurance. A new NFIP policy usually has a 30-day wait.
  2. Turning down sewer backup. It's offered every year for a reason. Without it, a backed-up drain in a finished basement can be a loss your homeowners policy won't pay.
  3. Not knowing the hurricane deductible. A 2% deductible on a $100,000 dwelling limit is $2,000. On a $500,000 home it's $10,000.
  4. Skipping the mitigation discount. If you've added shutters or roof upgrades, send the proof to your insurer.
  5. Underinsured rebuild cost. The dwelling limit should match what it costs to rebuild, not the market value or the purchase price.
